About Us

Conrad Roofing Service, Inc has been doing residential re roofing and repair since 1939. We specialize in composition shingles, clay tile and built up rolled roofing. I am the fourth generation with 32 years of experience. I personally am involved with each project from start to finish. You won't have to go through four guys to finally get to the owner with your important questions you may have. We only do one project at a time. There will be no down time because the same crew who removes your old roof will be installing your new one.

  Conrad Roofing Service is a family run business since 1939. Keith Carnahan is the fourth generation to work and manage Conrad Roofing Service. Its founders Bill and Barbara Conrad 1939 - 1968, Bert Conrad (Son) 1954 - 1974, Dale and Barbara Carnahan (Grand Daughter) 1960- 1996 to Keith and Keisha Carnahan (Great Grandson) 1981 - Present.
  
  We have been serving the Santa Clara county for 75+ years now. It sure is nice to meet a repeat customer who has worked with my parents or grand parents, and tell me how satisfying it is to be dealing with the same family for a second or third time.
  
  Conrad Roofing Service is solely focused on residential roofing and repairs. I have come to realize it's more satisfying meeting and working with homeowners one on one as opposed to a faceless commercial building. I prefer to build a business relationship while talking about your roofing needs.
  
  I'm sure my great grandfather Bill Conrad would be proud to know his family business he started in 1939 is still going strong.

  Our mission at Conrad Roofing Service is the same now as it was when Bill Conrad started the business in 1939. Treat every customer like they are your neighbor. Give them the best possible choices in material and the highest quality workmanship and you will have a satisfied customer every time.
  
  Our trained workmen are paid hourly, NOT by piece work. Because of this, attention to detail is of utmost importance. Other workers being paid by piece work tend to be in a hurry and bypass the small details which leads to larger problems down the road.

  Conrad Roofing Service license number 211652 says we have been in business for over 75 years.
  
  The license number for any business tells the story of experience and longevity in their perspective trades.
  
  You can also go to Contractors State License Board at cslb.com to confirm status of license and responsible owner of business.
  
  Performance Bond
  All active contractors license must have a current performance bond in place. The performance bond is an insurance policy guaranteeing work will be completed.
  
  Workmens Comp Insurance
  This insurance is mandatory for all contractors in the state of California. It covers all work related injuries that may occur.
  
  Liability Insurance
  Conrad Roofing Service does carry liability insurance which protects both the homeowner and contractor at all times. Only half of licensed roofing contractors carry liability insurance because they can't afford it. If there is an accident and contractor does not have liability coverage like we do, it would fall on YOUR homeowners policy.
  
  Conrad Roofing service will provide evidence of Liability and Workmens Comp insurance at any time.
  
  Associations
  We are current members of both Roofing Contractors Association Of California (RCAC) and The Western Regional Master Builders Association.
  
  Conrad Roofing Service is also highly rated in the Bay Area Consumers Check Book. This publication is strictly consumer driven and does not receive any membership fees from contractors like others do.

Repair
- Repair Overview
  A bad roof may be caused by poor workmenship, defective material or just plain wear due to age.
  
  After making contact with Conrad Roofing Service, we will set up an appointment at no charge to meet and go over your current roof. We will give you an honest evaluation of your current condition of roof. If the roof only needs small repairs, I will give you a detailed cost breakdown of what needs to be done to help prolong the life of your roof. If the roof is in poor condition and un repairable, I will go over your options of new roofing products and warranties.
  
  Most older roofs should be inspected every 5 years before you see problems.
  
  Dryrot or termite damage to overhangs, facia boards and rafter tails can be a common occurrence if you don't have your roof inspected after the first sign of possible leaking. All metal flashing around pipes, chimneys and skylights should be inspected for rust and cracking at joints. Having debris removed from valleys and flashing will help with water flowing properly down roof line.
  
  You should pay most attention to south and west elevations due too sun exposure which causes more wear and tear. Let Conrad Roofing Service help protect your greatest asset, your home.

  Conrad Roofing Service has been replacing roofs since 1939. We have seen all types of materials good and bad. There are materials like composition shingle, clay tile and built up roofing that have improved over the years. There are also materials like the composite shake (Concrete and Wood Fiber) that failed miserably. We have found using materials that have been around and have the best transferable warranties are the best way to go. Let us come out and go over your material options. Our showroom is the 1,000's of homes we have roofed since 1939.
  
  After our initial meeting, I will follow up with a written proposal for materials we talked about during first visit. If you would like to see a house in your neighborhood with a shingle color and style you are thinking about, we have plenty to show you. This can help with your roof selection on your home. We specialize in removing old shake roofs. Then installing new sheathing and composition shingles with between 30 to 50 year warranties.

Gutters
- About Gutters.
  Most older homes with gutters have the bonderized galvanized type on them. This was the most common material which comes in different shapes and sizes and is still available today. Its best feature is its overall strength. But due to up keep and maintenance it is no longer the most popular.
  
  The seamless pre-painted aluminum and steel are now the better choice. They come in different shapes and sizes and are painted inside and out with baked on enamel and numerous color choices.
  
  There are also an array of leaf guards starting with a pvc type which snaps in place over gutter. You also have guards with a combination of screen and mesh with aluminum frame that is secured with screws on top of gutter.

Shingle
- Our Shingle Products
  For sloped roofs we specialize in all composition shingle types. The two major brands would be Certainteed and GAF.
  
  We have been installing composition shingles since 1939. They still are the best material for price, durability and walk ability. The composition shingle has increased in size, weight and styles to choose from since the basic flat 20 year type. Because of this, the warranty has also increased to between 30 to 50 years compared to a shake roof which typically lasts between 20 to 25 years.
  
  By being a Select Shingle Master applicator through Certainteed, it allows us to offer their 5-Star transfferable warranty.

Tile

Our Tile Products
Tile products are clay and concrete. The major brands would be Boral and Eagle.

We specialize in picking up and relaying old clay tile. They come in an array of shapes and sizes, from S tile, pan and cap too interlocking type. Over the years we have collected many types of tile so we are able to replace any missing or broken pieces with the same shape and color to match existing. What tile we may not have, we can get from local dealer, so we can keep the integrity of your tile roof.

After removing old tile, we then install a new underlayment along with metal or lead flashing.

Then we reinstall the same clay tile as they were from day one. The finishing touch is colored mortar along all hip and ridges to give it that old world look.

Built Up

Our Built Up Products
Low slope or flat roofs such as patios and cricket valleys we use self adhering Mule-Hide rolled roofing.

We also do small flat roofs which require 4-ply system consisting of one basesheet nailed to roof deck. Then with hot asphalt apply two layers of ply sheet and one layer of white mineral surfaced capsheet.

This type of roof has been installed by Conrad Roofing Service since 1939 and still works today.
